Builder Pre-Sale Package | New Construction Marketing | Bull City Media
For Triangle Builders & New Construction Teams

Sell the home before it's built.

The Builder Pre-Sale Package turns a 15-minute scan at framing into a fully finished, fully staged virtual walkthrough video — so buyers can tour the completed home months before drywall goes up. A 3D floor plan is included with every scan, and you can add enhanced photo-style stills and drone aerials for a complete pre-sale gallery.

Serving builders across Durham, Raleigh, Wake Forest, Apex, Holly Springs, Fuquay-Varina, Clayton, and the greater Triangle.

What's Included

Everything a pre-sale listing needs to feel real.

Core Deliverable

Virtual Walkthrough Video

A smooth, room-by-room video tour of the completed home — finishes matched to your selections, furniture staged, lighting warm. Buyers don't have to imagine the house; they can walk it.

Included

3D Floor Plan

A dimensioned 3D floor plan from the same scan — the single asset buyers and sales teams reference most during the selection window. No extra site visit required.

Built In

Clear Disclosure, Easy Delivery

Every walkthrough we publish to YouTube carries a clear disclaimer that it's a virtual rendering of the finished home. Delivered as a shareable link and a downloadable file your marketing team can use anywhere. Note: if your agents upload the video directly to the MLS, they'll need to add a virtual-rendering disclosure on the listing side — that step happens in the MLS itself, so we can't do it for you.

Bonus

$50 Off the Finished-Home Shoot

Every home marketed with your walkthrough earns $50 off our Premium Package once construction is complete — so the same partner who pre-sold the home photographs the finished product.

See It In Action

Watch a walkthrough.

This is the experience your buyers get — a finished, furnished home they can tour from anywhere, before the first coat of paint.

Sample virtual walkthrough. Every project is matched to the builder's actual finishes and floor plan.

New — Enhanced Pre-Sale Renderings

Turn walkthrough frames into listing-ready stills.

The walkthrough video is the tour. These are the pictures. We pull frames straight from your walkthrough and enhance them into polished, photo-style renderings — the still images buyers scroll through on a listing, drop into a sales sheet, or share on social.

Walkthrough Frame Enhanced Rendering

Drag the handle to compare. Left: a raw frame from the walkthrough. Right: the same frame enhanced into a photo-style still. Representative rendering — layout to scale; furnishings, décor, and landscaping are illustrative.

The Set

5–10 Enhanced Stills

Photo-style stills covering the main rooms plus the exterior — built from the same walkthrough, so they carry the same layout and finishes buyers already saw in the video.

Real Photography

Drone Aerials of the Lot

Actual drone aerials of the lot and community. At framing the finished exterior doesn't exist yet, so the aerials show buyers the true setting alongside the finished-home renderings.

Compliant

Clearly Disclosed

Every still is labeled a representative rendering. Rendered imagery is allowed in the MLS when it's disclosed, and we build that disclosure in — so your team can use the set with confidence.

Enhanced rendering of the finished home's exterior

The finished exterior, before it exists. A framing scan can't photograph a house that isn't built — so the exterior comes as a representative rendering, the same way builders already market off elevation renders. Paired with real drone aerials of the lot, buyers see both the home and its setting.

Pricing

Simple pricing, built for how builders actually sell.

One home or a whole phase — the walkthrough pays for itself the first time a buyer commits from the framing stage.

Enhancing a whole community? Add the enhanced still set and drone aerials to any Community License for +$400 per plan — one set of stills marketing every same-plan listing you sell in the community.
How the math works for a community: market ten pre-sales of the same plan off one $1,200 walkthrough, and you've spent $120 per listing for a finished-home tour — before counting the $500 in Premium Package credits those homes earn along the way.
What We Need From You

Great inputs, great walkthrough.

The walkthrough is only as convincing as the references behind it. Here's the short list we'll ask for at booking — most builders have all of it in their design-center packet already.

  • Access to the home the day framing is complete (or within a few days after)
  • Renderings or spec sheets for flooring, cabinetry, countertops, and paint
  • Fixture and lighting selections, if finalized
  • Your preferred staging style, or leave it to us — every room gets staged, matched to the home's price point
  • Your preferred music style for the walkthrough, or leave it to us

Questions Builders Ask

Builder Pre-Sale Package FAQ

What exactly are the enhanced stills?
They're frames pulled straight from your walkthrough video, enhanced into polished, photo-style renderings for your listing gallery, sales sheets, and social. Because the walkthrough already handles the layout, staging, and camera work, the stills stay true to the same space and finishes buyers saw in the video. Every image is labeled as a representative rendering.
Are the enhanced stills real photos?
No — and we never present them as photos. They're renderings, enhanced from your walkthrough, and every one carries a representative-rendering label: layout to scale, with furnishings, décor, and landscaping shown as illustrative. Rendered imagery is allowed in the MLS when it's disclosed, and we build that disclosure in. The drone aerials in the set are true photography — of the actual lot and community.
Does the Enhanced Package include drone?
Yes. You get real drone aerials of the lot and community — the actual setting — paired with the finished-home renderings. It's the one part of the set that's true photography, since the home's exterior doesn't exist yet at framing. Together, buyers see both the finished home and where it sits.
How accurate is the walkthrough to the finished home?
The layout is exact — it's built from a scan of your actual framed home, not a generic model. Finishes are matched to the renderings and selections you provide, so the closer your references, the closer the match. Buyers see their floor plan, their orientation, their home.
Do we have to disclose that the walkthrough is virtual?
Yes — virtual renderings need to be disclosed, and we make that easy. Every walkthrough we publish to YouTube includes a disclaimer stating it's a virtual rendering of the finished home. One thing we can't do for you: if your agents upload the video directly to the MLS, they'll need to add the virtual-rendering disclosure on the listing itself, since that's handled inside the MLS. It takes seconds, and we're happy to walk your team through it.
What if we need revisions after the walkthrough is made?
One round of finish revisions is included with every walkthrough. Additional revision rounds are a flat $100 each — no surprises, no hourly billing.
How fast is turnaround?
Homes under 3,000 square feet are delivered within 3 business days of the scan. Larger homes are quoted individually with a firm delivery date confirmed at booking. Pro tip: book your scan for the day framing wraps and the walkthrough is live before your first buyer tour.
Can we use one walkthrough for multiple listings?
Yes — that's exactly what the Community License is for. One scan of a floor plan can be used across every listing of that same plan within the community or phase, at $1,200 per floor plan. Single Home pricing covers one home and one listing.
Does the $50 Premium credit apply to every home under a Community License?
Every home marketed with the walkthrough earns $50 off our Premium Package for its finished-home shoot. Market thirty homes with it, earn thirty credits. We want to be the partner who photographs the home at framing and at closing.
Do you do this for custom homes, or just production builds?
Both. Custom and semi-custom builders often get the most from it — a buyer who's invested in a one-of-a-kind home wants to see it long before it exists. Larger custom homes are quoted individually.

Your next phase is easier to sell with a walkthrough.

Tell us about your community and we'll map out scan timing around your framing schedule — usually within one business day.
